We recently used Alan Batt Estate Agents to sell my mum’s house. At first, things started off well. Alan himself was very prompt in coming out to give us a quote and assured us that his team would negotiate on our behalf to get the best possible price for the property. The photographer they sent was lovely, quick, and did a great job presenting the house. We also received a good number of viewings early on, which we give credit to Alan Batt for. The only other positive we experienced was their partnership with a company called ASAP, who step in once the sale is agreed. ASAP ensured a smooth transition through to completion, and we had great communication with them throughout. However, the experience quickly began to sour once we were handed over to a staff member named Charlotte for the remainder of the sales process. Communication with her was not easy, and we didn’t feel she was working in our best interests. The house was listed at £475,000. Within a month, we received an offer of £420,000, which we declined. Shortly after, Charlotte advised us to reduce the asking price to £430,000, which felt premature and geared more toward a quick sale than achieving the best price. We refused, but the same buyer was entertained again and again, even booking a third viewing. After this, they claimed the house wasn’t worth more than £430,000 — a conclusion that seemed encouraged by the continued engagement from the agent. Later, we received another offer for £450,000, which we also declined. At this point, Charlotte began pressuring us heavily to accept it, saying we’d had many viewings with no higher offers and that due to the time of year (approaching December), interest would soon die down. She even cited a valuation range of £425,000–£475,000, which we had never agreed to or been told. We strongly felt our house was worth the asking price and decided to hold our ground. In the end, we became so frustrated with how Charlotte was handling the sale that we chose to switch estate agents. Ironically, just before the change and before Christmas, we received an offer close to asking price. Once again, Charlotte encouraged us to accept it, but when we pushed her to go back and ask if the buyer would match our full asking price — they did. Our experience left us very disappointed. If you're looking for an estate agent who will truly be on your side and work to get you the best price, I would not recommend Alan Batt. In our case, we felt pressured to accept lower offers, and it seemed like the priority was closing the sale quickly, not negotiating in our best interest.

Nothing but positive things to say about this company and with working in the industry, I know it can be few and far between sometimes! Luke came to the property to value it, was very chatty, made us feel comfortable whilst being very professional and has us a full presentation with comparable over the same day. Charlotte in the office has been in contact a few times to see how we were getting on and if we needed anything else, not pushy and very friendly. They gave me full confidence they could do what they say they will in regards to selling your property. Would highly recommend!

We cannot praise Alan Batt and his very able sales negotiators Charlotte Jones and Sarah Trotter enough. All the way through the sales process we were kept informed of progress and viewer’s feedback. They worked diligently. Selling a property can be a stressful time, however both Charlotte and Sarah took all the pressure of us. Thank you so very much.
