The tenancy commenced in January 2022. An inspection was completed in March 2023, and the property was noted to be in good condition at that time with visual evidence provided. In May 2024, following issues raised by the council through the tenant, we were advised that the number of occupants had increased from three to five. A property visit took place; however, no visual documentation of the property’s condition was shared. A further inspection in early 2025 identified significant damage and issues within the property, ultimately requiring us to issue a Section 21 notice. The managing agent, Casa, delivered services in accordance with the terms of the contract, which specifies that inspections are carried out only at the landlord’s request. However, we had assumed, incorrectly, that under a fully managed service, periodic inspections (e.g. every six months) would be carried out routinely. Had more frequent inspections taken place, it is possible that the issues might have been identified and addressed sooner, potentially avoiding further deterioration and associated costs. This experience has highlighted the importance of closely reviewing management agreements to ensure expectations align with contractual terms. We were also charged £106 for Casa’s time liaising with the council, who were acting as the tenant’s representative regarding property issues. This was surprising, as our contract explicitly states that the agent is to deal with “any reasonable enquiries made by tenants, any Tenant’s Associations or prospective tenants or their respective professional advisers relating to the property.” This experience has left us feeling let down and questioning the value and reliability of the service provided. We’ve been left very disappointed with our experience using Casa Lettings. While we understand that managing tenants comes with limitations, there has been no ownership or accountability taken for significant damage caused by a tenant that Casa themselves sourced and recommended. Not even an apology was offered.

Myself and my partner are currently looking to buy our first home. I’ve contacted many estate agents and registered with them. They have all said they will let me know of any properties coming on to the market, however, I tend to find out about them once they are out there. Jane had been keeping in contact with me on a regular basis and keeping me updated to any new properties due to hit the market. None have been what we are looking for yet, but Jane is great at communication.

Jane was absolutely fantastic, she was really insightful about the house. Knew what the previous tennant was like and helped me as a first time buyer with information. She was the only estate agent that has let me have a weekend viewing this year too. Due to work commitments I cannot do during the week and Jane fitted me in. Thank you again Jane!!
