I stayed in a property with Happy Homes for 8 months at a property in Brentwood. While things seemed okay at first, I gradually became more and more frustrated and angered by the way they went about things. Firstly, when choosing a room, I was told by the estate agent that all four room options I had were the same price, so I picked the largest room. As more people moved in later on, I discovered that in fact I was paying more rent for the larger room. So I was Lied to about money from the off, but wasn't surprised by the time I found out. They have a maintenance team on site who are nice enough when you speak to them, but there felt to be absolutely no privacy in the property. We would never be told anything about when maintenance would be in the property, they would just appear often in different areas of the house making those areas out of bounds. One thing that felt inappropriate was that even when they weren't doing work in the property, some of the maintenance team would walk into our house to go to the downstairs toilet, leaving mucky footprints on the carpet. There was absolutely no communication between the landlords and us, they seemed to just send maintenance on jobs without telling us anything. I arrived home on my bike on day and couldn't open the back gate and had to carry my bike through the house because they had changed the gate code. There was no thought to tell us, I had to email happy homes to ask what the new code was. While 8/9 people were living in the property, they demanded that we all moved any belongings we had from our own living room so that it was spotless and free of anything before they'd remove anything we left. Multiple housemates and I were unhappy with this as the maintenance team also agreed with my protest to happy homes of why we would have to clear everything from our own living room area. It clearly wasn't our shared living space, it was happy homes' room to advertise the property to another potential person, despite there being no recent viewing after that. There were multiple occasions like this when out of the blue they demanded we clear a space, it happened with our kitchen many times when they demanded we remove our items from the kitchen top and threatened to throw them out although there was simply not enough room for storage for 9 people in the small kitchen we had. When I moved out they claimed £155 from my deposit, other than for cleaning costs which I accepted, they tried to claim £10 from me for maintenance to move a bookshelf out of the room that was already there when I moved in. They demanded £120 for repainting two walls. One wall they said to 'touch up' over marks and the other to repaint the whole thing. The condition of the walls from when I moved in to when I moved out were relatively unchanged and the claim simply felt like Happy Homes using me as an excuse to save them profit for this issue. This was the final action on their behalf that confirmed my perception of them as mercenaries. Happy homes does NOT care about your welfare at all. They care about one thing and one thing only - money. There is no communication from them unless it is to do with money, you have to email them about things they should tell you and often have to write follow up emails to get responses. They want their properties to be presented with as much chance to gain them more money from new tenants and they see your money before they see you as people. There is no grace or decency about this company and I would not recommend them under any circumstances. If you wish to be treated with decency as a person and not treated like a wallet of money then let me stress this message one more time, DO NOT RENT WITH HAPPY HOMES! The company name could not be more ironic.

Been renting off happy homes since 2012 and had no issues at all. House is well maintained and all jobs carried out quickly and professionally
