DO NOT RENT WITH SANDERSON JAMES! We're now on week 8 (HALF OUR OVERALL TENANCY SO FAR) of having a broken washing machine with no end in sight. Despite weekly emails chasing for updates, the story changes every time as to what they're doing behind the scenes to 'help'. Ultimately, we've been told they can't even send a member of the Maintenance team out to inspect it, because they can’t get in touch with the landlord to approve this. I’ve today been told there's absolutely no cut-off time or procedures in place should the landlord just never feel like responding, so there’s absolutely nothing they can do to help us. We’ve also now got a double leak between the bathroom and kitchen, which has left two large, yellow stains on the kitchen ceiling, and even have bouts of water bubbling up through the cracks of the tiles in the bathroom floor - they literally couldn’t care less because they can’t reach the landlord. But when we report a fault with the dishwasher, they jump into action emailing to let us know that they’re going through an internal restructure (that we’ve never been told about and can’t point us in the direction of where said information on this restructure could be) and that they don’t have our 8 weeks of chasing the washing machine break on their system! Until I remind them of this, and suddenly they do. This doesn’t even include the keys not being ready for pick up the day we collected them because no one told them we were coming, nor the boiler being broken on move in which they’d logged on their property itinerary and did NOTHING about until - you guessed it! - we had to chase them. I’ve filed a formal complaint with them that has also gone ignored and been told I can’t speak to the Branch Manager at Gorton Lane because they’re not the Property Manager, and therefore don’t deal with the property itself. What does that even mean? And if that’s the case, why do you even bother having Branch Managers at all? I’ve been renting for nearly 10 years and never had issues like this anywhere else - and that includes when I lived in London over Covid! Don’t waste your money here no matter how good a property looks. Absolutely infuriating and reporting them to the Property Ombudsman/Redress Scheme today.

edit; I have discovered that they were misappropriating my rent payments which my landlord never received. Fraudulent activity apparently. To anybody reading this, take extreme caution before entering into any contract, tenants deposits may not be protected and as a landlord you may not receive rent! There is some serious malfunction at this place. they also withheld a legal action letter from my landlord. I was renting with them. My tenancy concluded and an inspection was done just one day after I moved out - no problems. They still haven't returned my deposit despite being asked to do so numerous times. They ignore my communications. It was also disputed via the protection scheme and they have ignored their requests too. Underhanded and sly comes to mind.

Sanderson James were excellent throughout the selling of my mum’s property. From the first appointment with Dougie and then Ian, and not forgetting Louis, the team were highly professional from start to finish. I was kept well informed as the sale progressed and was offered helpful and sound advice. No one has responded to me even though I have sent emails and called. My tenancy ended on March 21, 2024. Despite the tenancy having concluded, I have yet to receive the deposit. I went to their shop, but the staff mentioned that the office staff would contact me. However, I have not received any call or feedback. If any Sanderson James staff see this, please contact me. Thanks.

It has come to my attention today that Sanderson James Ltd breached ; Housing Act 2004; Section 213: This section requires landlords to protect a tenant's deposit in a government-approved tenancy deposit scheme within 30 days of receiving it. The landlord must also provide the tenant with prescribed information about the deposit protection within the same 30-day period. Deposit sent in November 2023 & not enrolled in any deposit scheme, when their email stated that it will be enrolled on to TDS. TDS confirmed that Sanderson James has not done so. Section 214: This section outlines the consequences and potential penalties for landlords who fail to comply with Section 213. It allows tenants to apply to the county court for an order if their deposit was not protected or if they did not receive the prescribed information. This company along with Genesis City Limited are fraudulent. If you’re seeing this, and are an active tenant or landlord, please seek advice from Citizen’s Advice.
