I have never experienced such poor communication and lack of accountability from a property management company. Since Stevenson Whyte took over the management of Base Apartments, the block has gone completely downhill. Emails regarding serious ongoing issues - unsafe trip hazards from broken tiles, green algae-covered stairs and ramps, and shockingly dirty windows - have been repeatedly ignored, despite multiple follow-ups. I’ve had to chase three times just for a basic update on window cleaning, which hasn’t been done in over a year and I still haven’t received a response. The overall condition of the grounds is disgraceful and completely unreflective of the fees we are being charged. Stevenson Whyte has failed to maintain even the most basic standards of cleanliness, safety, and communication. It’s no longer a nice or safe place to live, and the management’s silence is simply unacceptable. Avoid if you’re looking for a well-maintained, professionally managed property. ****Update response to James Stevenson Following the response from James Stevenson, I feel the need to clarify and correct several misleading claims. Firstly, I am a leaseholder and have lived at Base Apartments for over five years. In that time, I have paid thousands of pounds in service charges — including directly to Stevenson Whyte — and therefore have every right to expect a minimum standard of communication and property management in return. To claim I have not been ignored is simply untrue. I have emailed your team multiple times since 6th April regarding basic maintenance issues — including the disgusting state of the windows — and have had zero response. If anyone had taken the time to reply, I wouldn’t have been forced to leave a review in the first place. It’s as simple as that. Instead of taking accountability, your response tries to deflect and downplay the very real issues that residents are facing. The courtyard remains full of building materials, there are persistent safety and hygiene concerns, and your communication continues to be poor. These aren’t personal opinions — they are facts, supported by photos and a clear email trail. Your attempt to discredit valid concerns only reinforces the point of my review: Stevenson Whyte is failing in its duty of care to residents, and people deserve to know what they’re signing up for. Enough is enough.

This company had been in charge of the block management at Pioneer House in Salford for 6 months. I have been a private tenant in various properties for 30 years and this has been my worst experience. Lack of communication, no one ever comes back to and so many broken promises. 64 apartments in the block and left with 5 bins that are emptied monthly and picture shows what you are left with. I called 2 weeks ago and if sorted then the issue would not now be as it appears. I have called about this issue over 25 times in the last 6 months. Thus has resulted in an even bigger rat problem

Stevenson Whyte have taken over the block management of my apartment in the last 18 months. During that time, I have had regular communication with them regarding jobs that have or are, taking place on the development. If I have a query, I contact Debra directly who has always been available to speak to me. The recent decorating programme, coordinated by Debra has been great and she was on site monitoring progress and the work. Stevenson Whyte, have also introduced a portal for residents to communicate through, which is another addition to their communication for supporting residents. However, it is still good to know Debra is there as a friendly and helpful member of staff to personally support an issue.

Stevenson Whyte have managed our apartments for nearly 1 year and they’ve been a breath of fresh air. Our property manager Riley manages the budget efficiently, doing his best to get the right quotes for any work required. Any repairs have been managed in good time and to a good standard. The communication is frequent, prompt and attentive. It’s fair to say we’re very pleased we switched to them.

We recently moved into a property managed by Stevenson Whyte and have had a great experience so far. We have reached out to our site manager multiple times and Riley always provides a very helpful and prompt response. I also want to mention that Riley is always polite and friendly - great job!
