engaged Will for two separate instructions—a residential letting and a commercial letting—and unfortunately found the experience to be unsatisfactory. Will presents himself as operating within a larger, more established firm, but in reality, he appears to be a sole operator. This lack of support and infrastructure became evident in both transactions. For the residential property, he arranged a company let rather than the standard short-term tenancy that was requested. As a result, the tenant was able to surrender the lease prematurely. Will’s response was simply to offer to re-let the property at a reduced rate, which demonstrated a lack of accountability and understanding of the landlord’s position. On the commercial side, it became clear that he lacked fundamental knowledge of standard lease terms, including the requirement for incoming tenants to cover the landlord’s legal costs—an oversight that is quite concerning in a professional setting. Finally, when I asked him to send a straightforward communication to a tenant he had introduced—who had caused damage to the property—he declined, citing that he did not manage the property. While technically correct, this rigid stance reflects a poor approach to client service and follow-through. Will is personable and approachable, but unfortunately, he lacks the commercial awareness, industry knowledge, and basic customer service skills necessary for long-term client retention. I would not recommend his services to others seeking professional and competent property representation.
