A nightmare of a Home buying experience with Andrew Kelly’s Rochdale. I strongly advise to do your checks throughly and regularly. My experience with Andrew Kelly was overwhelmingly negative. From the initial property viewings to the post-purchase period, I encountered a series of issues that were poorly handled. The agent (Ann) were consistently rude and unhelpful, lacking basic courtesy and professionalism. As a first-time buyer, I expected guidance and support, but instead, I was met with dismissive attitudes and a clear focus on pushing the sale through. The property itself was misrepresented. Despite assurances that the property was ready to move into, it was in a state of disrepair. Significant issues included a collapsed kitchen ceiling, faulty electrical wiring, a non-functional boiler, and a leaking bathroom. These problems have resulted in substantial additional costs, far exceeding initial expectations. When attempting to address these concerns with the agency, they placed the blame squarely on the landlord, offering no solutions or apologies. I wish to clarify that prior to the final mortgage stages, multiple property viewings indicated a seemingly perfect condition. However, due to circumstances beyond my control, I was unable to conduct a final inspection. Agent Ann consistently misled me, falsely claiming that the property was in pristine condition and that my repair requests had been addressed. I urge potential clients to exercise extreme caution when dealing with Andrew Kelly. Their primary interest appears to be closing deals, regardless of the consequences for buyers.

Ann and her team were absolutely amazing in supporting us through my elderly mum’s recent house sale. After 55 years of living in the same house, moving somewhere new is a huge wrench. We had a very disappointing experience with Andrew Kelly Estate Agency. We were explicitly told by the agency that a property we were interested in was freehold, which was a significant factor in our decision to make an offer. However, after investing considerable time and money, we discovered through our solicitor that the property is actually leasehold, with the garden rented from the council separately. Andrew Kelly claimed it was the seller's fault and that they had been provided the wrong information. To make matters worse, the property has since been relisted as freehold despite the agency being fully aware of the true status and they are still trying to claim that the garden comes with the sale. This kind of misrepresentation is not only unethical but borders on fraudulent. I strongly advise potential buyers to be cautious and ensure they verify all information independently before proceeding with Andrew Kelly Estate Agency.
