Extremely unprofessional agency with incompetent staff. After two months of planning, securing a business loan, and ordering everything to set up our commercial property, they suddenly informed us that the landlord refuses to lease the property for any business involving food. On top of that, they claimed the tenant in the upstairs flat wasn’t happy – which is a lie because the flat is completely empty! The agency split one property into three parts: the back storage, an upstairs flat, and a small front room, renting them out separately to different people. This level of dishonesty and lack of professionalism is shocking. Shame on you for wasting our time and resources! I also noticed they have two 5-star reviews on their Google profile – which I suspect they wrote themselves. LOL.

So slow at replying, weird standards that after weeks of milking an application to rent - never went through and left me scrambling to find somewhere else to move to. Atrocious customer service. Absymal actually.

I've used That Property Limited for a number of years to let and manage my property. Though I can't speak on behalf of the tenants, I am informed of repair work promptly, the work is done, and my tenants are happy with the result. I am contacted by them before major decisions, and smaller decisions are made automatically, I never receive excessive bills for repairs, and work is done to a good standard. On top of this they have made managing my tenants an absolute breeze, allowing me to focus on my day job. Their rates are also very reasonable. They (David and Sophie) have always been polite to both me and my tenants. The one minor improvement they could make is their invoices, which are sent as emails, and it'd be easier to use in accounting if they sent PDFs / had some sort of invoicing system, but it's a small gripe!

First of all, I envy That Property Ltd for trying their best in running a business that consists of 2 personnel. Whilst we had a number of problems with them, some minor, some not so much, I'll just describe a few. When we initially moved into our house we immediately noticed small bits of glass in the downstairs corridor. This was trailing from a bedroom in which you could tell a window had previously been smashed (due to a robbery). The landlord had handed over the management of the house from C&R properties to That Property Ltd. When they took over they told us we couldn't move in until a certain date (later than originally told). This was due to the current tenants still living there and the property needing cleaning (as they had told us). When we provided evidence of the original move in date, we were then told we could move in. So were there still tenants occupying the property? Did the property get cleaned before we moved in? That Property seemed very confident that the place had been cleaned.... Before the move in date we were asked to provide evidence of paid admin fees, deposits and rent before we could enter the property. This was due to the change of the letting agent. We instantly felt somewhat let down in our new relationship with That Property as there seemed to be a lack of trust to begin with. Why should we supply all this evidence when they should be asking the previous lettings agency? After 3-4 e-mails this was finally resolved, we did not complain about it as this was the only issue we had. A subsequent meeting about the glass with the manager resulted in just receiving managerial tactics. He didn't come across very genuine. Phrases such as "it should've been picked up by the cleaning team (queue silence)" and "as you can understand" resulted in us feeling like we let him off. Some of our deposits were robbed off us after the tenancy had ended. Two attempts at reporting a water leak from the bathroom through to the ground floor had resulted in the maintenance man adding more and more silicone sealant. The leak had already happened, the wooden floorboards were probably already rotting. So what did they do? Fine us for the rotting bath seal, new tiles, and for more cleaning to be done. Which we argued the property was left in a better state then we received it. Bearing in mind, they didn't claim all the money they wanted from us. We did have pictures of our property before and after cleaning but in future we'd now zoom into things like window sills and corners of steps. We actually returned to the house afterwards and spoke to the new tenants, and they assured us no cleaning company had been to clean the house. It would have been very interesting to see what evidence David (the manager) had supplied to the independant adjudicator.... Our parents said it is very easy for someone to print out a cleaning invoice if he's close friends with them. All in all, we loved our property, That Property, not so much.
